What is a Topographic Survey?

A Topographic Survey is a detailed survey used to gather information about the natural and man-made features of a property. The surveyor collects data on elevations, contours, structures, and other relevant site features. These surveys are essential for landowners, builders, engineers, architects, planners, and developers to design site developments, landscaping, flood control, and water runoff management.

A Topographic Survey includes:

·         A control survey network, with horizontal and vertical positions noted.

·         Major control points monumented and referenced. (temporary benchmarks)

·         Measurement of inverts in manholes and inlets to determine the pipe's lowest point inside drainage systems, ensuring proper water flow and drainage analysis.

·         A signed, sealed, dated, and certified plat showing elevations or relief by contour lines or grid plotted elevations.

·         Locative descriptions of the control points. (temporary benchmarks)

·         No monuments are set as part of a Topographic Survey.

A Topographic Survey does not comply with the current standards of a Land Title Survey or Standard Land Survey as regulated by the Texas Board of Professional Engineers and Land Surveyors. It should not be used for any land transaction or recorded as such. Additional research and field data will be needed for a Land Title or Standard Land Survey.
